Advice For Moreland Turning 40 Years Old

Turning 40: Advice from the Moreland Properties Team

Published September 2026

This year, Moreland Properties is celebrating 40 years serving the Austin community—four decades of relationships, milestones, and homes sold to families who trusted us to guide them home. It's a big number, and if you've ever turned 40 yourself (or you're getting close), you know it comes with its own kind of reflection.

So, in honor of our 40th anniversary, we asked our agents for the best advice they'd give someone turning 40. Their answers were honest, funny, and genuinely wise—proof that experience really is the best teacher. Here's what they had to say.

"Never compare yourself (physically) to anyone younger."

Audrey Lehmann Richard shared a piece of advice a friend once gave her: "It won't resonate with you right now since you are still young and gorgeous! Never compare yourself (physically) to anyone younger." As Audrey put it, this becomes especially helpful to remember as we age and find ourselves with friends who are 10, even 20, years younger. Turning 40 doesn't mean measuring yourself against anyone else's timeline—it means embracing exactly where you are.

"Exercise your mind and strengthen your legs."

Carolyn Vogel's advice was simple, but it sticks with you: "Going forward, find time to exercise your mind and strengthen your legs!" It's a reminder that taking care of yourself in your 40s (and beyond) is about more than just looking good—it's about staying sharp, staying mobile, and investing in the things that keep you moving through life with confidence.

"Do the things. Don't just talk about them. Live!"

Dru Brown kept it short and powerful: "Do the things. Don't just talk about them. Live!" There's no better time than your 40s to stop waiting for the "right moment" and start showing up for the life you actually want—whether that's a trip you've been putting off, a career change, or simply saying yes more often.

"Learn to Love the Floor Plan You Were Given"

Hedy Donnelly offered a line that feels right at home coming from a real estate team: "Life at 40: when you stop trying to remodel yourself for everyone else and finally learn to love the floor plan you were given." There's no shortage of pressure to change, upgrade, or reinvent yourself with every passing year—but maybe the real milestone of 40 is realizing you don't need a renovation. You just need to appreciate the layout you've already built.

Forty Years, Well Lived

At Moreland Properties, we know a thing or two about longevity. Forty years in this business has taught us that growth doesn't happen by standing still—it happens by showing up, adapting, and staying true to what matters most: the people we serve. Whether you're celebrating your own 40th birthday or, like us, your 40th year in business, we hope this advice resonates with you the way it has with us.

Here's to the next 40!
