Founded in 1986 by Emily Moreland, Moreland began with a bold vision—to create a brokerage rooted in service, excellence, and authenticity. Today, that vision lives on under the leadership of Sarah Railey, whose forward-thinking approach continues to shape the future of the company while honoring its legacy.
In celebration of National Women’s Month—and in our 40th anniversary year—we’re proud to spotlight the women behind the scenes who help make Moreland what it is today. Sometimes behind the scenes, their impact is felt in every transaction, every relationship, and every success story.
As the founder of Moreland Properties, Emily Moreland established the brokerage with a clear and unwavering commitment to integrity, professionalism, and client-first service. Her leadership helped shape Austin’s real estate landscape, and her influence continues to define the culture of the company today. Known for her dedication to both clients and community, Emily's legacy of vision, trust, and lasting impact will guide the brokerage for the next 40 years. Her motto says it best: Onward.
Outside of Moreland, Emily Moreland dedicates herself to philanthropy, supporting causes that strengthen the community she loves. She also cherishes time spent at her Hill Country ranch, embracing the peace and beauty of the outdoors, and enjoys moments with family—balancing her visionary leadership with connection, care, and a deep love for both people and place.
As President, Sarah Railey carries Moreland into its next chapter with a thoughtful balance of innovation and tradition. With a strong focus on growth, agent support, and modern strategy, she ensures the brokerage continues to evolve while staying rooted in the values it was built on. Her leadership reflects both strength and approachability—grounded in the same multitasking, resilience, and care that so many women bring to both their careers and their families.
Beyond her professional achievements, Sarah finds fulfillment in her role as a wife and mother. Together with her husband Jason, she has built a loving family, raising three beautiful daughters.
Carolyn brings a depth of experience and a steady presence to Moreland’s operations. Known for her reliability and strong relationships across the brokerage, she plays a key role in supporting both agents and internal processes that keep everything running seamlessly. Her ability to balance responsibility with care reflects the strength seen in both her professional contributions and personal life.
Known for her organization, attention to detail, and steady support of agents and staff alike, she helps ensure a seamless experience across the brokerage. At the Moreland home office on Lake Austin, she’s often the first welcoming face you’ll see, setting the tone for the warm, relationship-driven culture that defines Moreland.
Outside of the office, Debra enjoys life with her husband, Lanny, and dedicates time to fostering dogs—an extension of her caring and compassionate nature.
Susan Ruggerio she expertly manages agent commissions and payroll, prepares annual expense reports and 1099s, and oversees banking updates with precision and care. Known for her spirited personality and exceptional attention to detail, Susan is deeply committed to supporting the agents she serves, making her an indispensable part of the Moreland team.
Outside of work, she is a devoted mother and enjoys staying active through Pilates, balancing her dedication to family, wellness, and her career with grace and energy.
With a long-standing connection to the company, Cecil Senter has grown alongside Moreland through years of change and evolution. Her institutional knowledge and commitment to excellence make her an invaluable part of the team, while her nurturing perspective adds a layer of empathy and understanding to everything she does.
Outside of work, Cecil is a dedicated family woman to her husband, daughters, and grandchildren, spending meaningful time together in Lakeway and embracing the lifestyle, connection, and beauty that make Austin such a special place to call home.
Kim plays an essential role in supporting the financial operations of Moreland, bringing accuracy, organization, and reliability to her work each day.
Outside of the office, she is a dedicated wife and mom who recently moved into a new home and is enjoying the process of making it her own through ongoing renovations.
Liz plays a vital role in maintaining the operational flow of the brokerage. Her organization, responsiveness, and team-first mindset contribute to the overall success of Moreland’s day-to-day functions, grounded in both professionalism and care.
When Liz isn't behind a computer she's out traveling the world, seeking the best food spots, or walking with Henry, her scruffy terrier.
Melissa supports agents with a strong attention to detail and a commitment to excellence. Her thoughtful approach ensures that each transaction reflects the elevated standard Moreland is known for.
Outside of work, Melissa enjoys spending time with her husband and dog, Luna, and cheering on the Longhorns as a devoted UT alumna and sports fan.
Nadene brings years of experience and a calm, solutions-oriented approach to her role. As Relocation Director, she is a steady and dependable presence within the team, offering both professionalism and a sense of balance that resonates beyond the workplace.
Outside of work, she enjoys spending time with friends and cherishes every moment with her two daughters, bringing the same sense of care and connection into both her personal and professional life.
Gabby contributes a fresh perspective and strong organizational skills to the Moreland team as Head of Marketing. Aimed at making Moreland and its agents look their best, she enjoys conversations that lead to new creations and designing ‘the next big thing’ from scratch. Whether managing daily operations or supporting agents, she brings energy and intention to her role, balancing priorities with ease and adaptability.
In her personal life, Gabby enjoys traveling, hosting & entertaining (the more elaborate the event, the better!), reading, and taking ‘arguably the best picture ever’ of one of her two cats: Duchess & Dragon.
Georgette brings a thoughtful, client-focused approach to her work, ensuring every detail is handled with care. Her consistency and professionalism are complemented by a sense of compassion and balance that extends beyond the workplace.
Outside of work, Georgette and her husband, Long, enjoy spending time with their son, Jacob, their dog, Rosie, and their close-knit circle of family and friends.
Rachel brings ideas to life through thoughtful, high-impact visual design, specializing in corporate marketing materials, campaign brainstorming and ideation, and advanced custom design requests. Known for her collaboration efforts and strong creative instincts, she plays a key role in shaping cohesive, memorable brand experiences that help agents connect meaningfully with their audiences.
Outside of work, she shares life with her husband and their cat in Colorado, where they enjoy spending time outdoors and taking in the natural beauty of their surroundings.
Kasie leads strategic marketing efforts across the brokerage, overseeing social media, digital campaigns, and brand storytelling. With a strong eye for content and analytics, she helps position Moreland agents for success while elevating the company’s presence. Her ability to juggle creativity, strategy, and collaboration reflects the same dynamic energy many women bring to both their careers and personal lives.
Outside of work, Kasie loves to travel and spend as much time outdoors as possible. When she’s home, she can be found diving into creative projects or tending to her two cats, Astro and Sully.
Perry is the third generation to work at Moreland Properties, a company founded by her grandmother, Emily Moreland. She began working for Moreland while still in college as part of the Marketing Department, where she developed a strong foundation in brand strategy and market positioning. Today, she combines her marketing expertise with hands-on sales experience to better serve her clients.
Perry spends much of her time at her ranch north of Austin, where her appreciation for land and the Central Texas lifestyle continues to grow. Combined with her love for the lake and city life, she brings a deep local perspective and modern marketing approach to every client experience.
New to Moreland, Salma Teran brings fresh energy and dedication to her role, supporting agents and contributing to the collaborative culture that defines Moreland. Her approach reflects both drive and heart.
Outside of work, Salma Teran embraces her culture and roots, celebrating her Hispanic heritage and southwestern upbringing while staying connected to her community. She enjoys expressing her creativity through personal projects that reflect her values, identity, and love for meaningful connections.
