Q: You’re feeling a shopping spree, where do you go?

A: Lalo (Wende’s dog) and I prefer to be able to walk everywhere we go and in 78704 we have the best little shops. Blue Suede is actually one of my favorites because Lalo is welcome here, you can get champagne and shop for shoes. It’s pretty dreamy, but there’s lots of cute shops just around here as well.

Q: What sets ’04 apart from other neighborhoods?

A: 78704 is like the dream spot. My very first real estate deal was to buy my house here in the ’04. I’ve had the same house in Bouldin Creek for over 20 years and the reason I haven't moved is because the neighborhood is just incredible. It’s literally surrounded by wildlife but you are downtown. It's just the best of everything and so convenient.

Q: What is your favorite aspect about real estate?

A: The best part of real estate for me? A lot of people would say it gives them all this freedom, and I’m going to say the exact opposite because I am on call 24/7. What I love about it most is the gratitude at the end of the day – people are so grateful that you’ve helped them find a really great house, or you helped them sell a beautiful house. It’s their biggest investment and when I get to help with that, I am honored.

Q: What outdoor family-friendly destinations would you recommend in 78704?

A: The little known Blunn Creek Greenbelt spans between Bouldin Creek and Travis Heights. It’s to the east so it’s not too close to I-35. It’s super fun for weekend hikes and they have a Blunn Creek Trail cleanup the first Saturday of every month — not too much work, big and littles can do it and it’s a great little known outdoor destination for families.

Q: What is it about real estate in ’04 that is appealing to you?

A: 78704 offers an amazing blend of new and old — it’s got one of the oldest neighborhoods in Austin – Travis Heights. But Bouldin is different than Zilker is different than Travis Heights is different than Barton Hills. Each neighborhood tends to have its own architectural diversity and owner dynamic as well.

Q: Why should someone move to ’04?

A: People love moving to 78704 for the lifestyle and the attractions. You can do something different everyday. Super walkable — easy to get in and around. It’s just one of the most lively, diverse pockets of Austin.

Q: Do you have a favorite restaurant to take family and friends from out of town to?

A: June's All Day is one of my favorite restaurants on South Congress. I’ve been coming here for years. I love their roasted vegetable couscous and their breakfast items are amazing. Guero’s is a great patio for people watching. All along South Congress are great shops and restaurants.

Q: Are there any unique features to ’04?

A: Some of the great features about 78704 are being able to go to the Hike and Bike trail, the Greenbelt, Zilker Park and Barton Springs. I love biking over to Butler Park — it’s just perfect for looking at the downtown views. South First and Congress have so much to offer.

Q: What is your favorite part about real estate in ’04?

A: I love preserving the homes in Central Austin. I try to save as many homes in the ’04 as I can. I’ve found that fixing houses up makes them more appealing to buyers and not to builders who might be tearing them down. I’ve really evolved over the years and have a whole group of contractors that work with me. It’s so much fun and a very creative process.

Q: Where is a great happy hour bar in 78704?

A: I’ve been to Bar Nido a few times and I’m a huge fan — I mean the view is incredible. To be on that side of Lady Bird Lake and be able to see downtown Austin from there – it’s just a perfect place for a date night, a business lunch, or a quick cocktail with friends. Beautiful setting with great cocktails — and don’t miss the fries. They’re a great compliment to any cocktail on the menu, in my humble opinion.

Q: Why do you choose to live and sell in ’04 amongst other neighborhoods in Austin?

A: There’s an architectural element of 78704 where you’re going to see homes or builds from the 1920s/ 1930s up to the 2020s, and there is this synchronicity with that where they work in tandem with each other. There’s something about the rolling hills of those neighborhoods that is very charming and lovely to me. And again, the proximity to downtown and the accessibility to Barton Springs or Zilker Park - two of Austin’s greatest assets. To be in proximity to those, surrounded by amazing bars, restaurants, and these rolling hills, ticks a lot of boxes.

Q: Why do you feel it’s important to know or understand the neighborhood you’re selling in?

A: There is an element of understanding how a house between S. 1st St. and Congress Ave. is going to be different than a house between Congress Ave. and I-35. How they’re going to be priced differently. What has sold specifically in that area? What builders are attached to a project? What renovations have been done. Who are the people who have been involved in that property since it’s conception? How does that translate to a price? How does that translate to a feeling? To be able to take that basis of knowledge and share it with a client to elevate their experience in that fashion is an absolute differentiator for me.
