October's market data shows how differently Austin's neighborhoods, school districts and price points are performing as we move toward the end of 2026. Austin overall had a median sales price of $403K (-6% since 2025), a median price per square foot of $205 (-4%) and 78 average days on market (-3%). Beneath that headline, the swings from one area to the next were large.
At Moreland Properties, we believe the numbers are just the beginning. The real value comes from understanding what these trends mean for your goals, whether you're buying, selling or planning your next investment.

LUXURY MARKET
October rewarded local knowledge. Homes sold fastest in 78704 (47 days), Austin ISD (58 days) and 78731 (62 days), while Spicewood, 78669 and the lakefront averaged more than 140 days on market. Prices moved sharply in both directions, with 78734 (+36%) and Downtown Austin (+22%) well above last year and the lakefront (-38%) and 78731 (-16%) well below. Medians in smaller zip codes can swing month to month based on the mix of homes that sell, so a single month isn't a trend.
