Q: What sets Tarrytown apart from other neighborhoods around Austin?

A: What's so great about Tarrytown is its location. It's located near parks like Tarrytown Park and Reed Park. It's close to Lake Austin where you can go paddle boarding or go down to Mozart’s to drink coffee, have tea and meet people. You’ve got everything, yet you’re tucked away from the city. But you still have easy access to MoPac if you need to get North or head South.

Q: What is most interesting about working in the real estate industry here in Tarrytown specifically?

A: Having out of town buyers because it’s so fun to watch them. At first, they don’t really understand Tarrytown, because you’ve got the multimillion-dollar house right next door to the person who’s been here for 30 or 40 years and is not moving. But what I always find is that later on, clients tell me they absolutely love Tarrytown for the same reason—the culture, the community and the proximity to everything.

Q: Why did you choose to stay in Tarrytown and raise your own kids here after growing up here?

There’s a sense of freedom and safety here. Growing up, my kids lived very near to their friends, so they could just go outside and ride their bikes or walk to their friend's houses without being on a busy street. Even to this day, you’ll see groups of kids either walking to and from O. Henry [Middle School]. Children need to be children, and this neighborhood allows them to do that.

Q: Why should someone move to Tarrytown?

A: People should move to Tarrytown because there are a lot of homes to choose from. If you're moving to Austin and you don't know anyone, it's an easy way to get acclimated. For most people, it's important that people have a sense of community and they want to feel a part of something.

People who live in Tarrytown are very inclusive and are a lot of fun. You'll see people on the streets talking or strolling through the parks, playing with their children or their dogs. The community loves to get together here. Tarrytown has just got a great vibe and culture to it.

If you’re looking to meet people, the Tarrytown community gives you that opportunity because everyone is so friendly and wants to get to know the people that have moved here and live here. No one ever has to feel alone here.

Q: What is your favorite place to get a drink in the area?

A: We’ve got good ol’ Deep Eddy Cabaret—so much fun and you always see people that you know of all ages. Then Deep Eddy Pool is right next door so you have the ability to walk to or from there if you wanted.

Known for managing large accounts, Julia brings her corporate skills to the real estate industry as a constructive listener who identifies and attunes to her customers’ needs. Her energy, professionalism and relatable personality make her an effective partner in delivering your real estate goals.

Q: What unique features does Tarrytown have that sets it apart from other neighborhoods in Austin?

A: The most unique thing about Tarrytown is that every house is different. You don’t see a bunch of houses in a row that look alike, or that have the same style of architecture. Sometimes you’ll have a traditional home that is modern on the inside. There’s something about that that speaks to the uniqueness and character of the neighborhood.

Q: Why would you recommend someone move to Tarrytown?

A:  There’s a sensibility of the people that live here. It's an old neighborhood and a lot of the families that are here really want to be here. I’ve lived here a long time and I’ve seen that usually when you move to Tarrytown, you stay and watch your kids grow up here. It’s a great neighborhood to raise a family.

It’s also a very convenient neighborhood. I love the walkability of it and proximity to the lake and downtown. Everything here is a short drive away. I like to say it’s a $7 Uber to get downtown or see a show in the city.

Q: What was the best part about raising your kids in Tarrytown?

A: While Austin is just a great place to grow up, going to Austin High is such a unique high school experience. The school itself is on the edge of the lake and the edge of downtown. So many of the kids that live in this area go to Austin High, so even before they drove it was easy for them to hang out with their friends with the proximity of where we lived—sometimes their friends were even close enough for them to walk to their houses.

Q: What are some of your favorite local businesses in the area?

A: I love going to Estilo—right across from Casis Elementary. It’s a great store with lots of options from jeans to really beautiful dresses.

We love to go to Quince. It’s a great place to happy hour because it’s on the lake and you can sit on the covered decks. It’s just gorgeous.

Q: You’re taking your dog for a walk in and around the neighborhood—where are y’all going?

A: I walk my dog around this neighborhood every day, so I feel like I can provide a good roadmap for people looking to move here. I love just walking around the neighborhood itself and seeing all of my favorite homes up and down these streets.

We’ll walk down Lady Bird and hit the trails around the lake if we’re going to take a short walk outside of the neighborhood. Sometimes we’ll walk all the way down to Scenic [Drive] and walk along that part of the lake that’s just around the corner as well. There are so many places to walk around here.

Q: How would you describe Tarrytown to those looking to move here?

A: Tarrytown is classic Austin—it’s quiet, beautiful and always in demand. The vibe here is a little bit Mayberry, a little bit Architectural Digest. The people who live in Tarrytown value location, charm and community. So, while it continues to evolve over the years, with new homes and new families, it keeps its timeless appeal and charm that everyone has always loved.

Q: What is most interesting about working in the real estate industry here in Tarrytown specifically?

A: I love working in this industry in Tarrytown because I live here—which means half of my job is real estate and half is being a local concierge of the area. So, when buyers need the inside scoop on the best taco place or which streets have the potential to flood, I’ve got them covered. Real estate here is very competitive, but when the right house meets the right buyer, it’s magic.

Q: What are a few of your favorite places to grab a coffee or a bite to eat in Tarrytown?

A: My favorite coffee place in Tarrytown is Mozart’s—mostly for the view, but also for the people watching. It’s so convenient because the Moreland office is right there as well.

My new favorite place for a sweet treat is going to be Zed’s. Opening this year, I’ll be having ice cream all day every day during the summer.

Q: Why would you recommend someone move to Tarrytown?

A: Architectural variety is definitely part of the charm here—no two blocks look the same. The homes here are stunning, but the real luxury is how peaceful it is here while also living five minutes from downtown.

Q: What’s something only locals might know about Tarrytown?

A: A hidden gem in Tarrytown is Littlefield’s. It's basically our unofficial clubhouse where you go hang out with your kids or you have business meetings.

ABOUT PAULA

Paula Duke has lived in Austin for over 25 years. Her “I never meet a stranger” attitude and local connections make her a natural for the residential real estate industry. Paula graduated from the University of Texas. She and her husband raised their two boys in West Austin. Prior to joining Moreland Properties, Paula honed her skills in marketing and sales, most notably for Conoco, The Houston Ballet, and the Arnold Palmer Peerless Golf Clubs, affording her valuable experience in negotiation, which she now leverages on behalf of her clients. Paula spends most of her free time with family, friends, two black labs, volunteering, exploring local cuisine, and cheering on the Texas Longhorns. She also has been heavily involved in the Tarrytown United Methodist Church.

Q: What unique features does Tarrytown have that sets it apart from other neighborhoods in Austin?

A: Tarrytown is so unique because you’re really five to ten minutes from downtown, and only a few blocks from Lake Austin. Tarrytown is old Austin at its best. You’re surrounded by mature oak trees, and you can walk the neighborhoods to Walsh Landing with your pets and your kids. You can get from downtown to the lake, to H-E-B or to the schools around here and pick up a coffee from Mozart’s while you’re walking by all within ten minutes.

Q: What is most interesting about working in the real estate industry here in Tarrytown specifically?

A: There’s such a mix of older and newer homes that it’s really about the history. The farther out you go, the newer the homes are and most of the older homes have either been added on to or updated throughout the years. Living here and having been here so long allows us to see that happen and know each of the owners the house has been passed to so I’m able to tell buyers stories about the houses and the area.

Q: What are family friendly activities you’d recommend in Tarrytown?

A: Laguna Gloria is located on the lake over on the north side of Tarrytown and is a contemporary art museum with beautiful views. People have weddings there so it’s sometimes used as a great venue here in Tarrytown. Also over there is Mayfield Park with trails and free roaming peacocks you can hear as you’re driving up.

Q: What are some of your favorite local businesses in the area?

A: There’s a few places right in the same area all centered around the lake and Deep Eddy Pool. Deep Eddy Cabaret is a perfect dive bar with pool tables. Right underneath that is Pool Burger—a great happy hour spot. There’s also an Italian restaurant there that’s called 68 Degrees because Deep Eddy pool that’s right around the corner is 68 degrees year round.

Q: What are some of the unique features Tarrytown offers?

A: For the most part, Tarrytown is not HOA controlled, so you can still kind of have an individuality aspect of your home.  There's a lot of older homes here too that I think are really pretty surrounded by mature trees all throughout the neighborhood.

You have just a lot of things that make it feel like home on top of the convenience of the location. You can’t beat it—we have access to the water. We have access to downtown. It’s really convenient to every part of Austin. You can get anywhere relatively quickly. You can't beat the location and we have just about everything just at our fingertips.

Q: What are some of the reasons you think people are drawn to Tarrytown as a desirable neighborhood in Austin?

A: I think your access to all of Austin and your location here is what keeps people wanting to live here. Tarrytown is so close to Lake Austin and you can have boats on this lake. There's a couple marinas that you can keep your boat at, so it's always fun to get out on the water and take advantage of what the lake has to offer.

Personally, I love it here. I can't think of anywhere else I'd rather live in Austin. Location, convenience, community. You just can't beat it.

Q: Why did you choose to stay here in Tarrytown after having grown up here?

A: Being so close to the city, Tarrytown is technically considered just a neighborhood in Austin, but for me it really has given me a sense of community. Growing up here and knowing so many people that live here, it really makes Austin, which is a larger city, feel kind of smaller and has always felt like home for me.

Growing up I saw friends and family all of the time. As a kid, I was outside, playing in our front yard with our neighbors all the time. Mary Elizabeth Morris, who works with us, grew up across the street from me. A lot of my family lives relatively close by. I still see so many people to this day when I'm driving or out and about. It's a great family atmosphere for me and for a lot of people that live here.

Q: What are some of your favorite local businesses in the area?

A: I love Tarrytown Pharmacy for numerous reasons. I've been going there for forever and they have so much to offer. I love having an account there and I can't remember not going there.

Growing up here, going to Terry House was always so much fun with my family and my friends, so going there and always seeing people I know is always a good time.

If I’m bringing Tipsy along with me, I would take her to Flo’s Wine Bar—it’s a great patio to sit and eat at that’s also dog friendly.

Q: You’re taking your dog for a walk in and around the neighborhood—where are y’all going?

A:  Throughout the neighborhood for sure. I love walking around the neighborhood because of the mature trees and homes we walk by. It's also fun because I know so many people in the neighborhood, so, when I am walking with Tipsy, we walk a route that is by all of my friends and family’s houses here and it ends up being two and a half miles roundtrip.

ABOUT WENDY

Wendy is a long-time resident of Tarrytown and loves selling Real Estate and the relationships that go hand in hand with doing business. As a native Austinite, Wendy has witnessed and embraced the dramatic and exciting evolution of the Austin area.  This rich history and insight has fine-tuned her instinctual real estate drive, and enabled hundreds of successful transactions. Through the years, she has grown with her clients and appreciates consistent repeat business and referrals. She welcomes a high level of expectations and works to make sure expectations are met and exceeded. Each client and every transaction is unique and deserves representation which reflects that.

Q: Why did you choose to stay in Tarrytown and raise your own kids here after growing up here?

A: Having grown up here, I can say it’s always been a very safe neighborhood. Now I go to other cities and come back here only to realize how special it because we’re surrounded by the lake and downtown and UT, but we’re in this quiet little neighborhood that’s just amazing. It’s just really unique to be so central and have so much access to everything and still be in the super quiet neighborhood.

Q: What are some ways your family gets outdoors that you’d recommend?

A: We're really close to this beautiful piece of property called Laguna Gloria—a modern art museum, and they always have great exhibits. Even if you're not going to an exhibit, the grounds are phenomenal and it's on Lake Austin.

Right next door is Mayfield Park, which there's it's small but there are a couple little trails back in Mayfield Park. Great place to go have picnics, and there's free range peacocks everywhere. Just driving over there, you see peacocks wandering around the street.

Q: Why would you recommend someone move to Tarrytown?

A: I think there's something for everyone here, honestly. It's a great full tight knit community.  It’s pretty laid back, but there's a lot to get involved with. There's a lot of philanthropy and you can walk around the neighborhood, or you can help with the gala. You can be involved in your kids' schools and most people are.

If you’re looking to be within ASID, the schools here are some of the best. If you’re going to put your kids in private school, we’ve got easy access to some good ones.

Q: What are some of your favorite local businesses in the area?

A: Maudie’s is just awesome, and it’s on the way to Ladybird Lake so if I’m riding my bike it’s kind of the perfect place to stop. It’s super casual with really good Tex Mex food and you’re always going to run into someone you know there.

Another good choice is Flo’s—a really cute little wine bar. It’s great to sit inside or  on the patio and have a glass of wine. Flo’s partner is a sommelier and she’s amazing and knows everything about wine. They also partner with Allday Pizza, so that’s great!

Q: What is most interesting about working in the real estate industry here in Tarrytown specifically?

A: The homes here are really special because you’ve got homes that were built in the thirties that have tons of charm and then you’ve got exquisite estates and new construction—all of these amidst huge oak trees in this well established neighborhood.

I love the old homes with a lot of history that have been restored and taken care of by people. I also think we have some really interesting architecture. For example, my home is built on a hill, so you have to be a little more creative in the way one builds some of these houses. That alone breeds a lot of diversity in the houses here.

Q: Why would you recommend someone move to Tarrytown?

A: I would say the community here is so strong. Everybody knows each other. Everyone is super warm and welcoming, and there are so many great schools in this neighborhood.

Also, the proximity to downtown makes it just pretty hard to pass up for somebody who wants to be able to walk to a coffee shop, drive to a great restaurant, in five minutes.  Everybody’s got their manicured lawns and beautiful homes, but we are in the city of Austin, which is crazy to be able to be downtown in less than ten minutes. That's pretty rare for something that feels so suburban, yet we are very much in the city of Austin. It's really unlike any other place I've lived before.

Q: What is most interesting about working in the real estate industry here in Tarrytown specifically?

A: I love selling this neighborhood because I'm constantly driving around this neighborhood seeing the new inventory pop up. Because it's in my backyard, I just feel so passionate about this neighborhood, and how amazing it is. I feel it’s an added value for my clients who live here or want to move here for me to have the most knowledge possible for their benefit.

Q: What are some of your favorite local businesses in the area?

A: I would say our most frequented date night spot is Clark's. We'll just grab a seat at the bar, with no reservation.

Valentine's is my favorite store. It's, in the Tiny Boxwoods Shopping Center. And another great store is Estilo right in Cassis Village. Those are basically the two spots that I stop in for new stuff, and they get me every time.

And on weekends, we love to do kind of a hilly scenic walk up to Mozart's for coffee and pastries.

Q: What are some ways your family gets outdoors that you’d recommend?

A: We’ll go to Reid Park and throw the ball for our kids, let them explore in the woods there, or Good Shepherd Park. It’s not even a half mile walk for us, which is so great.

Tarrytown has great proximity to the Hike and Bike trail—it's a five minute drive to trail access if you want to go for a morning run or take the kids on a stroller ride around the trail.

Q: What unique features does Tarrytown have that sets it apart from other neighborhoods in Austin?

A: What makes Tarrytown unique is that whether you live on the water or deep into the neighborhood, you’re still a five minute drive away from the lake. And you don’t have to own a boat to enjoy all the lake has to offer. Whether or not you have a house on the lake, or have a boat, or are a member of a country club, you still have public access. There’s also companies that offer boat rentals that will pick you up right at Walsh Landing.

Q: Why did you choose to stay here in Tarrytown after having grown up here?

A: After graduating UT and having grown up here, I felt like I was ready to branch out so I moved to Dallas for two years and quickly realized, wow—there’s nowhere like Austin.

I can’t walk out of my front door and be ten minutes away from hopping on the boat on the lake or be on a golf course in minutes in other cities. There’s really nothing like it here so I moved back as quickly as I could.

Q: Why did you choose to stay here in Tarrytown after having grown up here?

A: Growing up here, I have so many incredible memories. After graduating from UT, I was kind of ready to branch out a little bit but I quickly realized there’s nowhere like Austin. In other cities, I can’t walk out my front door and be ten minutes from the lake or be on a gold course. There’s really nothing like it, so I moved back to Austin as quickly as I could.

Q: What are some of your favorite local businesses in the area?

A: Just up the lake from Oyster’s Landing Marina, about a ten- or fifteen-minute boat ride is Ski Shores. Here at the marina, you could pop into Hula Hut if you’re craving Tex Mex, or Quince if you’re looking for more of interior Mexican food. There’s also Mozart’s there that has sandwiches and the best coffee.
